How come similar homes have such different asking prices?

I don’t understand how some homes on my street are listed at $899,000 and others $1.2 million. Visually from the outside they don’t look very different and some have had multiple real estate signs but no sold signs. What’s going on?

In the realm of real estate, it’s not uncommon to find two homes in the same neighborhood with vastly different asking prices. This apparent incongruity often leaves buyers and sellers perplexed, wondering what factors contribute to such discrepancies.

They might be holding onto the $899,000 in the hopes of getting into the $1.1 million, 1.15, or 1.2 range, while your other neighbors are saying things like, “Hey, we don’t want to play games; we just want around this 1.2 region.

While some of them might have units with basements, others might not have any neighbors who could change their signs or bother you. They may state something like, “Hey, we tried with this agent for four days, and we’re trying with somebody else. Some of the other people are not quite informed on the market, so they often try and jump around.” It’s possible that they have irrational expectations or are unaware of what their agent is or isn’t doing for them.
